What we stand for may floor you

Spring is a time for reflection and new beginnings. A chance to figure out what it’s all about and why we do what we do.

We’ve also recently launched our new business, One Agency Kane Downie. It seems an opportune time to share with you what we stand for. But watch out, some of these things may floor you!

 

Something different

Real estate is an important business but when did it lose its humanity?

To us, there is a sales mentality in this industry that can hurt those involved.

For example, we often see people caught between the sale of their own home and wanting to buy a new one. In a real estate agent’s effort to secure a listing, it could really hurt the owner to suggest the home could sell for more than the market recommends.

This is a common tactic to promise big at the start and reduce the owner’s expectation of the price over the course of selling the property.

Beyond the obvious emotional turmoil this approach can bring to the homeowner, it can lead to a big financial risk, where the owner may be inclined to bid more than they can afford on another home.

We don’t like that, and we won’t do that. We realise our responsibility to respect each other.

 

We negotiate to the very close

There are so many choices of real estate agents. Each has their own style.

Our defining style is our commitment to negotiate to the very end for our clients.

It’s about how we spend that time on the phone with the potential buyer. Working with them to find their maximum price. We always ask for that extra bid toward the very end of the negotiations.

Some agents don’t do that.

We realise that last moment of negotiation often makes a big difference to our client. It could mean the mortgage can be fully repaid or cover the cost of removals.

 

We are also responsible to support the buyer

We have a strong sense of fairness. Every buyer is respected.

We’re not interested in fooling anyone or playing games, as some may think agents are.

Respect is shown by giving every buyer an opportunity to offer their best deal.

Often negotiation can be among more than one potential buyer. It is common we take calls into the night, toing and froing between potential buyers, till the very last person offers their final price.

Each person in a negotiation will know they have been given every opportunity to be part of the process until they are fully satisfied they have done all they can to purchase the property.

 

Same goes for landlords

We understand our responsibility to tenants and landlords alike and lead by the same values as we do when working with buyers and sellers. We are empathetic. We are helpful.

 

We welcome the silly side

We truly enjoy the opportunity to have a positive effect on our client’s lives during a time which is normally associated with stress.

While we care, we don’t take ourselves too seriously. Our culture and personalities are relaxed, warm, open and fun while keeping a focus on the job at hand.
